Flat Roof Infrared Scans
During the day the roof becomes what we call solar loaded or heated by the sun. As the sun goes down and the roof cools, the areas that contain moisture under the membrane hold the heat longer than areas that are dry under the membrane. While imaging, the second man is marking the compromised areas with paint and numbering them for a detailed report. The next day visual images are taken of the painted areas to use as a reference for repairs.
A moisture sensor is used to verify the wet areas for core sampling and a liscenced roofing contractor performs the final core testing and recommendations for replacement.
This is a tremendous service to offer clients. A picture is worth a thousand words. When clients can see that they have water under their roof membrane they will be concerned and request something be done. Clients appreciate the fact that they know where the water is and isn't, and they know they won't be replacing more than they need to. We have studies showing the use of infrared as a yearly maintenance program which creates regular work for the contractor and saves the client much in upfront foreboding replacement costs.
